Before buying the plots what are the documents we require and how to find the Authentication of the Documents?

While buying the plots we need to ask for basic documents such as Plan approval, Current Year EC, Recent Sale Deeds , Kathas and Mother Deed Photo Copies and if any Legal Opinion from any of the Certified Lawyer. And if you  would like to go in detail you could take the documents to any of the Known Lawyer for the verification which will be nominally charged.

Yes, All the projects we take up is are of complete documentation  with clear Titles with all necessary approvals from the authorities required for the development of the Townships with bank loans eligibility.

What is BMRDA & What does it mean?

BMRDA stands for BANGALORE METROPOLITIN REGIONAL DEVELOPMENT AUTHORITY and is a governing body taking care of the Infrastructure of the particular Jurisdictions which falls under its purview and BMRDA gives the approvals only to the projects which follows the strict Guidelines laid by the Authority.

What Documents are required for Registering the Plot?

No Documents are required for the registration process from the buyer as all the formalities will be taken by the Developer.

When can the Plot be Registered on my Name?

The Plots can be Registered in the name of the Buyer Once the seller receives the Complete Payment towards the Plot Sold .

How can I obtain the Loan for the Plot?

Any Plot / Projects which are approved by local Authority i.e. BDA, BMRDA, BBMP, BIAAPA, BMICPA are eligible for the Loan from any of the Banks And Banks will fund up to 70% of the Value declared, Most of the  Banks will fund on the Market Value and some Banks Fund on the Government Value.

What are the papers i require to processing Bank Loan?

The Bank Requires the following documents to process the Loan

  1. Age , Address , I D Proof .
  2. 2 passport size photos of  Applicant & Co- Applicant.
  3. 3month Salary Slip.
  4. 6 month bank statement.
  5. 2years IT Returns.

What is the Registration cost of Plots?

The Government fixes the value for each and particular area which falls in its Jurisdiction which is called as Government Guideline Value or commonly known as SRVALUE .The Registration happens on the SR Value i.e. SR Value *Area*6.78% = VALUE will be  DD on the name of “To The Sub Registrar ” of the concerned AREA / Jurisdiction  and One more  DD which is a Government Cess i.e. SR Value * Area *1% = VALUE will be the other DD on the name of “To The Sub Registrar ” of the concerned Area / Jurisdiction.

What is the term REGISTRATION?

The Registration conveys a meaning of Transferring the Sole Rights & Title of the Particular Property from Seller to the Purchaser.

What is Katha?

The Katha Conveys a meaning of Confirmation On The Transfer Of Rights & Title which was been Executed at the Time Of Registration.
